Serving nonprofits. Good for you. Good for business!

By: Pam Rucinski

My business partner, Susan Reetz, and I are big believers in working with non-profits. Sometimes we volunteer writing and producing services. Other times, we have initiated our own video projects or worked for a non-profit.

Susan is the ?tour de force? of non-profit work in our company. She has taken the lead in a number of projects that required extensive research and close monitoring of numerous elements in order to successfully complete the productions. Here?s my interview with Sue. Keep in mind, this is not about process ? it?s about the value of working with non-profits. (Yes, we are cheerleading here!)

Q: So Sue, can you give a quick overview of some of our non-profit work over the years?

Sue: We have initiated projects focusing on drug prevention for teens, gangs in small towns, Ecstasy, and a series on Meth. It?s so gratifying to know that these videos are generating discussion and awareness. We?ve won national and international awards for many of these videos which also helps bring the topics to light. Currently we?re working with a large medical organization on a video for cancer survivors, and a live event about breast cancer. We?re also working with existing footage to create a documentary about children who grew up in homes where drugs were used, sold, or manufactured.

We were able to involve junior high and high school students in the research/pre-production end of several of our teen social issue projects. It was especially important to give ?at-risk? teens the opportunity to research topics that may have been present in their home lives, and then present the information to a larger group, to gain some recognition in a positive way. Some even participated in the filming process and parts of post-production. I can only hope that they found it have as rewarding as I did ? their insights and ideas blew me away.

Q: There are countless non-profits looking for video ? how do you choose?

Sue: It?s true that our industry often gets more requests than time allows. I?d suggest picking the non-profit or topic that inspires your passion or holds personal relevance for you. These projects are a great way to stay creative and energized. Our projects are often social issue or awareness type programs. You might be more interested in the arts, environmental causes, historical preservation or other topics. The trick is to find something that is meaningful to you ? and beneficial to the community.

Q: How does non-profit work help my business?

Sue: Your good reputation will grow! It is a networking opportunity. Many organizations like United Way have many volunteers connected to businesses in the community. Many will become friends!

  • Connect with the people you meet through social networking ? Facebook, Twitter, LinkedIn?
  • Post your production work on the social networking sites.
  • Take photos while doing the production ? post them as you go through the process.
  • Send press releases when the project is finished.
  • Send the production for awards ? both you and the non-profit benefit from winning awards by using earned media (free) opportunities in print, social networking, website and blogs.

Q: What?s in it for you?

Sue: Granted non-profit projects can be a lot of work ? especially when you?re trying to fit them into a full work and family schedule. That being said, I can say without reservation the personal value is beyond measure. Life satisfaction, increased self-esteem, self-confidence, good feelings about doing something that can make a difference, being a role model for my children and others, stretching creativity and keeping my passion are just a few of the benefits gained.

Q: I?m a recent graduate. How can volunteering help me?

Sue: Number one is learning job skills. Volunteering looks great on your resume and it gives you career experience. It gives you work for your demo reel or portfolio. It can also build on skills you already have ? non-profits are great for stretching skill sets like public speaking, marketing skills, learning to communicate with diverse groups of people.

Q: Bottom line Sue?

Sue: Make a commitment to do at least one project in what?s left of 2012. Many of our video productions have even included our families as grips, on-camera talent, transcribing?they reap some of the same benefits from participating in the video production. In the end, it becomes part of your work history ? a part of your legacy that shows you left the world a little better place. Good for you. Good for your business!

Vizio XVT CinemaWide TV goes on sale, 21:9 movie purists celebrate the end of black bars

Vizio XVT Cinemawide TV at CES 2012

It's been a long, long wait for Vizio's ultrawidescreen LCD TV to show its face: the company was promising such sets starting around this time last year that ultimately missed the October and subsequent March targets. Vizio is one to eventually make good on a promise, though, and has just started shipping the first XVT series CinemaWide set. The lone 58-inch model's focus remains on that 2560 x 1080p screen, whose stretchy 21:9 aspect ratio fits what you often see at the movie theater without having to crop or adjust like you would with a typical 16:9 set. Whether or not you have a chronic aversion to black bars, the CinemaWide is still a respectable set in its own right, with edge-based LED backlighting, a 120Hz refresh rate, a Bluetooth remote and the common host of Vizio internet apps. The TV maker must be doing a form of penance for taking its time on the 21:9 display: the $2,800 regular price is a lot lower than the originally quoted $3,500, and you can pick up the CinemaWide TV for $2,500 if you act quickly.

It?s officially time to break out the Deux Deux Deuxs.

ESPN has announced that Chris Berman and Trent Dilfer will call the second game of the season-opening Monday Night Football doubleheader, when the Raiders host the Chargers.

The official announcement includes a ?podcast? from Berman, who likely still thinks that term is a reference to the film Invasion of the Body Snatchers, in which he explains how the decision came to be.

?Our president John Skipper, our executive V.P. of production John Wildhack, we were together, and midway through an interesting evening they said, ?We?d like you to call the second Monday night game,?? Berman says.

?I went, ?Now, wow.? There?s something I never really thought about.?? Of course, I?ve thought about calling NFL games my whole life, but given what I do and Sunday duties, the normal ones, and it?s Week One of the season and you get your hands full and we?re all excited and we?re trying to do our best in the studio, etc.? I didn?t see it coming.

?I said, ?I gotta give you guys credit.? So, you understand I haven?t called a football game in a while, although I?ve called many baseball games and U.S. Open golf, etc., etc.? I was really surprised and excited about hearing it, to be honest with you.? Really excited.? It?s nice to be surprised after 32 years, it really is.?

This explanation implies that Berman had done no lobbying whatsoever for the gig.? Which some people will believe, and plenty of people won?t.

To get ready for the regular-season assignment, Berman and Dilfer will handle the Titans-Cardinals game on August 23.

Per ESPN, Berman will host Sunday NFL Countdown on Week One, then fly to Oakland to prepare for the Monday night game.? There?s no specific word yet on who will replace Berman for The Blitz, Berman?s SportsCenter-embedded review of game highlights with Tom Jackson.

And that?s perhaps the real news.? For the first time in a quarter-century, someone other than Berman will get the opportunity to narrate the extended highlights packages from the games of the Sunday that was.? To give up those reins, Berman must have really wanted to get in to the booth.

UPDATE 10:50 a.m. ET:? ESPN spokesman Bill Hofheimer says that the host of The Blitz has not yet been determined.? With Berman absent, Suzy Kolber will host Monday Night Countdown from Bristol.

Seeing inside tissue

Tuesday, June 26, 2012

Imagine if doctors could perform surgery without ever having to cut through your skin. Or if they could diagnose cancer by seeing tumors inside the body with a procedure that is as simple as an ultrasound. Thanks to a technique developed by engineers at the California Institute of Technology (Caltech), all of that may be possible in the not-so-distant future.

The new method enables researchers to focus light efficiently inside biological tissue. While the previous limit for how deep light could be focused was only about one millimeter, the Caltech team is now able to reach two and a half millimeters. And, in principle, their technique could focus light as much as a few inches into tissue. The technique is used much like a flashlight shining on the body's interior, and may eventually provide researchers and doctors with a host of possible biomedical applications, such as a less invasive way of diagnosing and treating diseases.

If you crank up the power of light, you might even be able to do away with a traditional scalpel. "It enables the possibilities of doing incision-less surgery," says Changhuei Yang, a professor of electrical engineering and bioengineering at Caltech and a senior author on the new study. "By generating a tight laser-focus spot deep in tissue, we can potentially use that as a laser scalpel that leaves the skin unharmed."

Ying Min Wang, a graduate student in electrical engineering, and Benjamin Judkewitz, a postdoctoral scholar, are the lead authors on the paper, which was published in the June 26 issue of the journal Nature Communications.

The new work builds on a previous technique that Yang and his colleagues developed to see through a layer of biological tissue, which is opaque because it scatters light. In the previous work, the researchers shined light through the tissue and then recorded the resulting scattered light on a holographic plate. The recording contained all the information about how the light beam scattered, zigzagging through the tissue. By playing the recording in reverse, the researchers were able to essentially send the light back through to the other side of the tissue, retracing its path to the original source. In this way, they could send light through a layer of tissue without the blurring effect of scattering.

But to make images of what is inside tissue?to get a picture of cells or molecules that are embedded inside, say, a muscle?the researchers would have to be able to focus a light beam into the tissue. "For biologists, it's most important to know what's happening inside the tissue," Wang says.

To focus light into tissue, the researchers expanded on the recent work of Lihong Wang's group at Washington University in St. Louis (WUSTL); they had developed a method to focus light using the high-frequency vibrations of ultrasound. The WUSTL group took advantage of two properties of ultrasound. First, the high-frequency sound waves are not scattered by tissue, which is why it is great for taking images of fetuses in utero. Second, ultrasonic vibrations interact with light in such a way that they shift the light's frequency ever so slightly. As a result of this so-called acousto-optic effect, any light that has interacted with ultrasound changes into a slightly different color.

In both the WUSTL and Caltech experiments, the teams focused ultrasound waves into a small region inside a tissue sample. They then shined light into the sample, which, in turn, scattered the light. Because of the acousto-optic effect, any of the scattered light that passes through the region with the focused ultrasound will change to a slightly different color. The researchers can pick out this color-shifted light and record it. By employing the same playback technique as in the earlier Caltech work, they then send the light back, having only the color-shifted bits retrace their path to the small region where the ultrasound was focused?which means that the light itself is focused on that area, allowing an image to be created. The researchers can control where they want to focus the light simply by moving the ultrasound focus.

The WUSTL experiment was limited, however, because only a very small amount of light could be focused. The Caltech engineers' new method, on the other hand, allows them to fire a beam of light with as much power as they want?which is essential for potential applications.

The team demonstrated how the new method could be used with fluorescence imaging?a powerful technique used in a wide range of biological and biomedical research. The researchers embedded a patch of gel with a fluorescent pattern that spelled out "CIT" inside a tissue sample. Then, they scanned the sample with focused light beams. The focused light hit and excited the fluorescent pattern, resulting in the glowing letters "CIT" emanating from inside the tissue. The team also demonstrated their technique by taking images of tumors tagged with fluorescent dyes.

"This demonstration that we can focus significant optical power deep within tissues opens up significant possibilities in optical imaging," Yang says. By tagging cells or molecules that are markers for disease with fluorescent dyes, doctors can use this technique to make diagnoses noninvasively, much as if they were doing an ultrasound procedure.

Doctors might also use this process to treat cancer with photodynamic therapy. In this procedure, a drug that contains light-sensitive, cancer-killing compounds is injected into a patient. Cancer cells absorb those compounds preferentially, so that the compounds kill the cells when light shines on them. Photodynamic therapy is now only used at tissue surfaces, because of the way light is easily scattered. The new technique should allow doctors to reach cancer cells deeper inside tissue.

The team has been able to more than double the current limit for how far light can be focused into tissue. With future improvements on the optoelectronic hardware used to record and play back light, the engineers say, they may be able to reach 10 centimeters (almost 4 inches)?the depth limit of ultrasound?within a few years.

Still, the researchers say, their demonstration shows they have overcome the main conceptual hurdle for effectively focusing light deep inside tissue. "This is a big breakthrough, and we're excited about the potential," Judkewitz says. Adds Caltech's Wang, "It's a very new way to image into tissue, which could lead to a lot of promising applications."

Getty Center to restore key Jackson Pollock work

(AP) ? "Mural," the seminal, larger-than-life work that represented a sea change in abstract expressionist Jackson Pollock's career, will be traveling from Iowa to Los Angeles this summer for a little nip and tuck.

The painting, which is nearly 70 years old, is being shipped to the Getty Center, where scientists at the Getty's Conservation Institute and curators at its J. Paul Getty Museum hope to restore it to pristine condition.

When the work is complete, the oil-on-canvas painting will be exhibited at the Getty Center museum for three months before it is returned to its owner, the University of Iowa.

The work is more than 8 feet high and nearly 20 feet long. It represents a key moment in Pollock's career, as he began to move from creating more symbolic, regional forms to the abstract expressionism that would reach full bloom in his famous "drip" paintings, in which he poured paint directly onto the canvas.

"It may be the most important painting from the second half of the 20th century," said Tom Learner, head of modern and contemporary art research at the Getty Conservation Institute.

Pollock created it as a commission from wealthy art collector Peggy Guggenheim, who gave it to the University of Iowa in 1951.

The work, filled with colorful, twisting animal-like forms, was described by the artist himself as representing a stampede of animals from the American West.

Although it is dated 1943, Pollock is said to have created it in one burst of frenetic activity on New Year's Day 1944, after complaining for months that he was "blocked" and couldn't come up with an idea to put on canvas for Guggenheim.

"I've had to tear out the partition between the front and middle room to get the damned thing up," he once wrote of the painting's size. "I have it stretched now. It looks pretty big, but exciting as all hell."

Over the years, the huge work has begun to sag. Getty experts will study how that might be repaired and how to prevent it from continuing in the future, said Yvonne Szafran, head of paintings conservation for the J. Paul Getty Museum.

It will also be cleaned and a varnish that appears to have been put on it sometime during the 1960s or '70s will be removed.

Experts also will look closely at the paints Pollock used. Learner said there is some thought that Pollock, who worked in auto and house paints later in his career, may have used some house paint on "Mural" as well.

Szafran estimated the work will take as long as 21 months. It hasn't been determined whether the painting will be flown or driven to Los Angeles.

There was talk last year of putting "Mural," which is valued at $140 million, on the auction block to raise money for art scholarships.

That proposal, by state Rep. Scott Raecker, was quickly shelved, however, after the university and others objected.

One state representative, Todd Taylor, said such a sale would have amounted to "cultural vandalism."

(AP) ? President Barack Obama's campaign has recruited a legion of lawyers to be on standby for this year's election as legal disputes surrounding the voting process escalate.

Thousands of attorneys and support staffers have agreed to aid in the effort, providing a mass of legal support that appears to be unrivaled by Republicans or precedent. Obama's campaign says it is particularly concerned about the implementation of new voter ID laws across the country, the possibility of anti-fraud activists challenging legitimate voters and the handling of voter registrations in the most competitive states.

Republicans are building their own legal teams for the election. They say they're focused on preventing fraud ? making sure people don't vote unless they're eligible ? rather than turning away qualified voters.

Since the disputed 2000 presidential election, both parties have increasingly concentrated on building legal teams ? including high-priced lawyers who are well-known in political circles ? for the Election Day run-up. The Bush-Gore election demonstrated to both sides the importance of every vote and the fact that the rules for voting and counting might actually determine the outcome. The Florida count in 2000 was decided by just 537 votes and ultimately landed in the Supreme Court.

This year in that state alone, Obama and his Democratic allies are poised to have thousands of lawyers ready for the election and hope to have more than the 5,800 attorneys available four years ago. That figure was nearly twice the 3,200 lawyers the Democrats had at their disposal in 2004.

Romney has been organizing his own legal help for the election. Campaign attorney Ben Ginsberg did not provide numbers but said the campaign has been gratified by the "overwhelming number of attorneys who have volunteered to assist."

"We will have enough lawyers to handle all situations that arise," he said.

The GOP doesn't necessarily need to have a numerical counterweight to Obama's attorneys; the 2000 election showed that experienced, connected lawyers on either side can be effective in court.

Former White House counsel Robert Bauer, who is organizing the Obama campaign's legal deployment, said there is great concern this year because he believes GOP leaders around the county have pursued new laws to impede the right to vote.

"The Republican Party and their allies have mapped out their vote suppression campaign as a response to our success in 2008 with grass-roots organization and successful turnout," Bauer said. "This is their response to defeat: changing the rules of participation so that fewer participate."

Several states with Republican leaders have recently pursued changes that could make voting more difficult, including key states such as Florida and Ohio, despite objections from voting rights groups that believe that the laws could suppress votes from low-income and minority blocs.

Republicans dispute that the laws are political, pointing to cases of election fraud and arguing that measures like those requiring voters to show identification are simply common sense.

Independent from the Romney team, a conservative group is prepping an Election Day team of its own to combat possible fraud.

Catherine Engelbrecht, president and founder of True the Vote, said the organization hopes to train and mobilize up to one million volunteers this year, many of them to serve poll watchers. One of the group's main initiatives is to "aggressively pursue fraud reports."

"Being a poll watcher is an age-old tradition and we're fortunate that so many volunteers are ready and willing to take a day off, learn what they need to know and help out at the polls," Engelbrecht said. True the Vote already has thousands signed up to help and had 500 trained election workers monitoring the Wisconsin recall vote earlier this month.

"They serve as volunteer guardians of the republic, to ensure that procedures at the polls are in keeping with state law," she said.

It's one of the efforts that have Obama's team fretting. The Democrats fear that anti-fraud activity could get out of hand, with vigilante poll watchers targeting and intimidating voters who may not know their rights.

"We will have the strategy and the resources to address the threat and protect the voter," Bauer said.

The Obama-aligned attorneys, most of whom are not election experts by trade, undergo training and have materials to show them how to help at the polls on Election Day.

Charles Lichtman, who is helping advise the effort in Florida this year after leading it in the last two cycles, first created the Florida Democratic Lawyers Council after the 2000 election, vowing that there would never be a repeat of that disputed vote. He contends Democrat Al Gore would have won the presidency over Republican George W. Bush if a similar legal infrastructure had been in place then.

Lichtman's efforts have since been replicated for other states. He said that is vital to provide voter protection.

"My experience has been that, in every election, the other side has taken drastic measures to try to suppress the vote," Lichtman said. The volunteer organization has not been involved in the 2012 legal disputes so far, though they are monitoring the developments.

Four years ago, the teams of lawyers organized by Obama and Republican candidate John McCain in 2008 went largely unused since the election wasn't very close.

But this year may be different given all the changes to voting laws ? and the closeness of the race in recent polling.

The states with the strictest ID laws require voters to show photo identification before casting ballots. If they don't have proper identification or fail to bring it, they can cast a provisional ballot but must later go to meet with state elections administrators to sort things out before the ballot is counted.

Voting groups see a variety of potential problems, such as how voters are informed of the rule changes, how poll workers handle voters who fail to bring IDs and whether voters are provided adequate notice of the steps they need to take after casting an absentee ballot.

About 30 states have some form of an ID law, with varying methods of implementation.

Legal challenges typically start coming in the weeks before the election, but "litigation has started coming sooner and more vociferously" this year, says Edward Foley, an elections law expert with Ohio State University. That includes lawsuits surrounding Florida's plan to purge ineligible voters from the rolls.

Foley said. "We're in an era of increased litigiousness over the voting process."

He said lawsuits after Election Day may occur only if votes in a battleground state are within the "margin of litigation." That would probably be a difference of just hundreds of votes, a result that would be rare.

How Much Special Education is a Good Thing?

Last week?s GAO report on special education in charter schools prompted the predictable dust-up between charter advocates and opponents. Opponents hailed the report as evidence that charter schools cheat the public system by failing to serve as many special needs students as regular public schools do. Advocates responded that the GAO unfairly compared charter schools with public school systems: no individual public school is supposed to serve every kind of special need.

The statistical back and forth obscures a much more fundamental issue with the GAO?s analysis. The GAO assumes that there is some fixed percentage of special needs students in the general population. If your school serves that percentage, it is doing a good thing. If it serves a lower percentage, the school is not doing its fair share?the report?s criticism of charter schools. Presumably, if a school?s percentage of special education is above average, it should receive some sort of blue ribbon.

This is a fundamentally erroneous way of judging how schools are serving students with special needs. Some special needs reflect relatively immutable student attributes?Down?s Syndrome, hearing or sight impairments, and physical fragility. Other needs are subject to professional diagnosis and varying standards of judgment?witness current revisions to the Autism spectrum. And many learning disabilities?the largest percentage of special needs?are subject to correction, prevention, and, again, professional judgment.

It is well established that public education systems over time have identified higher and higher percentages of students as requiring special education. The percentage has doubled over the last forty years. It is also well established that education systems in different states and districts identify widely different percentages of students as requiring special education. Over the years these differences have yielded criticisms of systems for both under-serving special needs students and over-identifying special needs students.

All such criticism presumes there is some fixed and objective percentage of special education students in the nation. There is not!

Good schools work hard to help all students adjust to the social requirements of schooling, explicitly teaching and practicing social norms?a struggle for some special needs students. Good schools work hard to instill in students the habits necessary for learning, for example, organization and patience?challenges, again, for some special needs students. Most important, good schools teach students the fundamentals of reading and math, breaking the skills down as finely as needed. Good schools provide extra tutoring in phonics, even employing highly specialized programs to reach students who struggle with standard curricula. If good schools are successful in all of these regards, especially in the early years of schooling, fewer of their students will display the learning deficits later in life that qualify students for special education.

To be clear, there are learning disabilities and students in possession of them that will require the intense and individual attention of a special education plan. But, some learning difficulties can be overcome through strong schooling. All things being equal, great schools will have fewer special education students than schools on average?not the same or more. Charter schools that have established themselves as strong performers do, in fact, take aggressive measures to prevent student failure early. High performing regular public schools do too.

I speak here with reference not only to the research. For fifteen years, as chief education officer of Edison Schools, I worked directly in scores of schools serving high risk students. The most successful of those schools ultimately sent fewer students to special education?because they intervened successfully early. Twenty years ago, one of my own children was diagnosed in elementary school as ADHD, and in second grade could not read. After attending one school that failed to provide intensive early intervention, he switched schools to one that did. It worked. His medical diagnosis never changed in the years thereafter, but his need for special education did?he completed middle and high school successfully without being classified and served.

Again, many students have needs that can only be served through interventions that are guaranteed through this nation?s formal special education programs. They deserve vigilant and expert attention. But serving them is not the same as serving all students who struggle to learn. The GAO does all good schools a disservice when it equates more special education students with ?doing a good job.?

Health Care Services: Work Out Routines for Women: Why Visual ...

Expert Author NJ Rickman

The biggest problem with most work out plans for women is that they are designed by fitness trainers who focus mainly on building muscle. Now that's fine if you don't mind looking muscular; however, most women want to look lean and toned, but not like a smaller version of a male bodybuilder!

The common mantra of most trainers is that "Women don't have enough testosterone to build muscle." Really? Then how do you explain the bodies of female competitive cyclists or speed skaters? They tend to have huge thighs as a result of training hard. Many female swimmers have broad shoulders and muscular arms as a result of both weight training and the demands put on their upper body from their sport. Women CAN and DO build muscle!

Often, when a woman who wants to lose weight and tone up begins to work out at the gym with a trainer, she will notice that her jeans are starting to get a little bit tight at the thigh. She might mention this to her trainer, only to be dismissed and told to perform more squats and lunges.

You guessed it! Her thighs are getting increasingly large from this terrible advice. Frustrated because no one will listen to her concerns, the woman who was initially so excited by her progress ends up quitting exercising entirely. Consequently, she loses the muscle tone she sought out in the first place, and begins to pile her unwanted pounds back on. It's tragic, really.

Finally, someone has addressed women's fitness concerns and goals. Instead of trying to force women to become a junior version of The Hulk, Rusty Moore designed a spin-off of his highly popular "Visual Impact" work out plan just for women. Rusty himself is a long time bodybuilder who got fed up with the bulkiness he was developing. He realized that his ideal body was a lot more like Brad Pitt in "Fight Club" than it was with a huge, over-muscled body builder.

Taking the knowledge he gleaned from reducing his musculature from bodybuilder bulky to Brad Pitt sexy, Rusty decided that women were also in need of a program that would allow them to keep their feminine looks intact while losing unwanted fat and gaining a lean, yet curvy body in the process.

Rusty Moore's Visual Impact for Women is a revolutionary work out plan that flies in the face of conventional fitness programs. Rusty does not have you lifting heavy weights to failure, or performing squat after squat until your legs are shaking.

Rusty focuses more on cardio exercise in Visual Impact for Women to torch fat, while implementing low repetition work with weights. This is contrary to the what the majority of the fitness industry advises for women.

What's really special about Rusty's Visual Impact for Women is that Rusty has designed his program to fit your personal lifestyle. You will find work out plans for both gym and home, and also for four workouts a week and for three workouts per week. Highly flexible, and convenient for users.

Visual Impact's nutrition component is also different from much of what you see elsewhere. Instead of focusing on daily caloric intake, Rusty advices using weekly caloric intake instead. This change lets you have an odd glass of wine or nice dinner out without blowing your diet completely.

The two-pronged approach to fat burning and diet that visual impact provides can give you the body that you've been looking for.

Want to lose weight and get sexily toned without losing your feminine attributes? Go to http://visualimpactforwomenslim.blogspot.ca/ and watch Rusty's video about Visual Impact for Women today.

FHA Addresses Use of Rental Income ? OriginationPro

Recent Article Released by FHA:

How is rental income considered for qualifying?

Rent received for properties owned by the borrower is acceptable if the lender can document that the rental income is stable through a a current lease, an agreement to lease, or a rental history over the previous 24 months that is free of unexplained gaps greater than three months. (Student, seasonal, or military renters, or property rehabilitation would provide such an explanation).

A separate schedule of real estate is not required for rental properties, provided all properties are shown on the URLA.

If the borrower resides in one or more units of a multiple-unit property and charges rent to tenants of other units, that rent may be used for qualifying purposes.

However, projected rent of additional units only and not the owner-occupied unit(s) may be considered gross income only after deducting the HOC?s vacancy and maintenance factor.

They may not be used as a direct offset to the mortgage payments.

Income from roommates in a single-family property to be occupied as the borrower?s primary residence is not acceptable.

Rental income from boarders is acceptable if the boarders are related by blood, marriage, or law. The rental income may be considered effective income if shown on the borrower?s tax returns. Otherwise, the income only may be considered a compensating factor and must be documented adequately by the lender.

The following is required to verify all rental income:

1. Schedule E of IRS Form 1040. Depreciation may be added back to the net income or loss shown on Schedule E. Positive rental income is considered gross income for qualifying purposes; negative rental income must be treated as a recurring liability. The lender must be certain that the borrower still owns each property listed, by comparing the Schedule E with the real estate owned section of the residential loan application. (If the borrower in the same general area owns six or more units, a map disclosing the locations must be submitted evidencing compliance with FHA?s seven-unit limitation. )

2. Current Leases. If a property was acquired since the last income tax filing and is not shown on Schedule E, a current signed lease or other rental agreement must be provided. The gross rental amount must be reduced for vacancies and maintenance, before subtracting PITI and any homeowners? association dues, etc., and applying the remainder to income (or recurring debts, if negative).

Vacancy factors have been developed by HOC jurisdiction:

Santa HOC ? 15% vacancy rate

Philadelphia HOC ? 15% vacancy rate

Atlanta HOC ? 15% vacancy rate

Denver HOC ? 25% vacancy rate

BEIRUT (AP) ? An online video showed more than a dozen bloodied corpses, some of them piled atop each other and in military uniforms, dumped beside a road in northern Syria in what the government Friday called a mass killing by rebel forces.

The circumstances of the deaths were not immediately clear, with the state-run news agency saying at least 25 men were killed. In the video ? which The Associated Press could not independently verify ? the narrator said the victims were members of the "shabiha," or pro-regime gunmen.

If confirmed, the video is yet another sign of the brutality of the Syrian conflict, which began in March 2011. As the fighting grinds on, Syria is descending into a civil war where gunmen prowl the streets and gruesome massacres are growing increasingly common.

The government has used heavy weapons and unleashed snipers and loyalist fighters, but rebels, too, have been accused of bloody attacks.

Civilians have been caught in the crossfire; activists estimate that more than 14,000 people have been killed since the start of the uprising against President Bashar Assad's regime.

In a desperate bid to end the violence after an earlier peace plan failed to do so, U.N. envoy Kofi Annan said that Iran ? one of Syria's most loyal allies ? should be part of the solution to the conflict.

Syria's state-run news agency, SANA, said the dead found in the rebel-held area of Daret Azzeh near Aleppo were killed and their bodies mutilated by terrorist groups. The government refers to rebels as terrorists.

The amateur video showing the corpses appeared to back up the allegation of a mass killing.

"The terrorist groups in Daret Azzeh committed a brutal massacre against the citizens, whom they had kidnapped earlier in the day," SANA said.

The report said at least 25 people were killed, but others were missing.

It was not clear whether the men were killed execution-style or died in clashes. An activist in the area, Mohammed Saeed, said rebels regularly collect the bodies of the dead from the government side and dump them by the side of the road so troops can collect them later.

The city of Aleppo, Syria's largest, has been relatively quiet, but towns and villages around it have seen intense clashes. Daret Azzeh has endured withering government shelling in the past two weeks as Assad's forces try to regain areas taken by rebels. The violence continued Friday, as Syrian troops shelled the area and used helicopter gunships in their attacks on rebels, Saeed said.

"The army has been trying to push through for days without success," Saeed said.

Government troops have been launching a major offensive on many areas throughout the country in the past two weeks to try to regain ground captured by the opposition. Attacks have mostly concentrated on Aleppo, the suburbs of the capital of Damascus, the central province of Homs, the southern region of Daraa and the eastern city of Deir el-Zour.

Activists reported that thousands of people demonstrated against the regime following Friday prayers in different parts of Syria, including Daraa, Aleppo, the northeastern region of Hassakeh and Damascus. The Britain-based Syrian Observatory for Human Rights said troops opened fire at protesters in Aleppo and the Damascus neighborhood of Mazzeh. Several casualties were reported.

The Syrian uprising began with regular anti-regime protests, although they have lost momentum as the revolt turned into an armed insurgency.

An international crisis meeting on Syria set for June 30 is in disarray over the involvement of Iran. The United States has vehemently opposed the participation of Iran, which Russia is demanding.

"I have made it quite clear that I believe Iran should be part of the solution," said Annan, the joint U.N.-Arab League envoy to Syria.

Annan told reporters in Geneva it was "time for countries of influence to raise the level of pressure on the parties on the ground." However, he had no specific proposals for changing his six-point peace plan, which he said Syria had not yet implemented but still might support.

"The longer we wait, the darker Syria's future becomes," said Annan, flanked by Maj. Gen. Robert Mood, the head of the struggling U.N. observer mission in Syria.

Western powers are clinging to the Annan plan, in part because there are no other clear options. There is little support for military intervention of the type that helped bring down Libya's Moammar Gadhafi during a 2011 uprising in that country, and several rounds of sanctions and other attempts to isolate Assad have done little to stop the bloodshed.

Mood praised the work of his 300 U.N. monitors, whose mandate ends next month. He conceded, however, that they are now largely confined to bureaucratic tasks and calling Syrians by phone because of dangers on the ground.

"Their commitment to the Syrian people has not faltered," he said. "Whether more observers or arming observers would be relevant to the situation on the ground, I'm far from convinced that that would help the situation on the ground."

The failure of Annan's peace plan has made it more difficult for outside observers, humanitarian workers and supplies to get in, or reliable information to filter out. Syria restricts the movement of journalists, making it hard to confirm accounts from either side.

Also Friday, the Observatory said four senior army officers have defected from the regime. The group provided a video purporting to show two brigadier generals and two colonels who declared they were joining the opposition.

The group said the defections came Thursday ? the same day a Syrian fighter pilot flew his MiG-21 warplane to neighboring Jordan, where he was given asylum.

Thousands of soldiers have abandoned the regime, but most are low-level conscripts. The Free Syria Army, the loosely linked group of rebel forces, is made up largely of defectors.

A Turkish warplane went down in Syrian waters on Friday, but Turkey's prime minister said he said he had no "definite information" about whether it was shot down by Syrian forces.

"I cannot say it was downed, without definite information. It is not possible to say that," Prime Minister Recep Tayyip Erdogan said at a news conference.

Media reports said Syrian forces downed the plane and apologized.
